New buildings: payment by installments and mortgages with variations
Developers are actively using installments as a sales tool, constantly improving its conditions. For example, a flexible installment system for a period of up to 10 years with an initial contribution of 5% with the possibility of price fixing operates in the houses of "Intergal-Bud" company under construction. In the installment programs for a period of 5-10 years, social guarantees are provided - the company undertakes to revise (improve) the installment conditions in case of adverse events for the buyer. In addition, "Intergal-Bud" launched the program Trade-in.
According to its conditions, the buyer, who already has real estate, makes a deposit for an apartment in a new house, and the developer takes on the functions of a real estate agency for an old property: evaluates, searches for a buyer, and accompanies the purchase and sale transaction.
According to "Intergal-Bud", today 40% of apartment purchases are made up by installments and joint mortgage programs with commercial banks.
"The priority is in installments: for too long the mortgage has not worked in the country, and after the fall of the banking sector, buyers are very careful about any banking offers," says Anna Laevska, commercial director of "Intergal-Bud".
At the same time, the company predicts an increase in the share of home purchases with a mortgage of up to 15% by the end of the year by reducing the share of installments, as well as expanding the mortgage to other banks.
