Capital "Primary Housing" – is there a Summer Lull before the Storm?

April and May showed an increase in the average price of newly-built buildings in the capital (by 1000 UAH/m2 - 24 000 UAH), but June prices remained at the same level as in May. There was even a slight drop - the average price was 23 900 UAH/m2, as is written by “KyivVlada” journalists.

Commercial Director of Intergal-Bud Anna Laievska commented on this situation: "With the beginning of the summer season, we feel a steady demand for all the property objects of Intergal-Bud, both in the residential and commercial segments. This is due to the fact that buyers are confident in the reliability of the developer and they also understand the clear linkage of prices to the quality of the object. Residential complexes of our company meet the growing requirements of buyers.

Since the beginning of the summer season, the objects near the metro with a long-term installment plan from the developer and a possibility of buying a turnkey apartment have become the most popular. The buyer is ready to pay 10-15% more if the newly-built building has its internal infrastructure - shops, pharmacies, cafes, children's and language studios, fitness centers, as well as a large and well-kept adjacent territory.

We are not surprised that prices have been stable since the beginning of the summer, as this is a seasonal phenomenon. At the same time the average price of Intergal-Bud objects has increased by 3-5% since May. This is primarily due to the “growth” of buildings, the construction of which is about to be completed.

As for the cost increase, we are optimistic and we believe that the situation on the primary housing market will stabilize with the start of the active season, unless there are serious shocks in the country.
