The crisis of the last three years and the devaluation of the hryvnia have significantly changed the real estate market. There are fewer buyers, and their requirements for housing being acquired are growing. This forces developers to reconsider the usual approaches to the choice of building materials and technologies, to rely on those that will allow the client to provide the desired quality without increasing the price too much.
Who chooses building materials?
One of the key issues for a development company is to give the choice of building materials to the contractor or to deal with them independently.
The second option is usually chosen by groups of full-cycle companies that have sufficient resources - a large team, their own production facilities and good logistics capabilities. A prime example when the delivery of all materials is closed to the customer is the Royal House group of companies. According to Ruslana Grabko, director of sales and marketing of the company, contractors can supply only very auxiliary materials, such as mandatory protective equipment for workers.
Often, developers differentiate the supply of key materials, the technical characteristics of which are laid down in the project part, and less significant. They acquire the first on their own, the latter trust the contractors. “Our company buys directly the materials that affect the carrying capacity of the building,” says Galina Martynenko, public relations manager at UDP.
“The company can also purchase other construction materials through subcontractors, but after complete coordination and control by the core department, as well as monitoring of market prices.”
Often the financial factor plays a major role in the supply chain. “To buy construction materials for us is important in those cases if we can get a bigger discount than the contractor and thus reduce the construction cost,” says Anna Laevskaya, Deputy Commercial Director of Intergal-Bud, “If the price offered by the general contractor, optimal, the purchase can be made by him. "
Imported or domestic?
The main requirements for building materials are compliance with the technical characteristics of the project and the applicable building codes, as well as the optimal price-performance ratio. In order to keep up with demand against the background of devaluation and reduced purchasing power, developers have to look for Ukrainian counterparts of imported materials. Today, construction companies operating in the economy and comfort segment, 80-90% of materials purchased from domestic suppliers. The higher the class, the greater the import component, which, in turn, affects the final price. “The experience of our premium class projects indicates that the ratio of imported materials and domestic ones can reach 60:40”, - Galyna Martynenko says.
Experts assure that the quality of Ukrainian products has greatly increased, and in most positions it is not inferior to foreign ones. At the same time, it is often easier and faster to work with Ukrainian manufacturers than with suppliers of imported products. "In the construction part and finishing, we use exclusively domestic products and try to choose market leaders, reliable and proven suppliers, says the founder of the TARYAN Group, Arthur Mkhitaryan. We take concrete from the Kovalskaya JBK, ceramic blocks and bricks from Slobozhanskaya ceramics, reinforcement - at Metinvest-SMC and Park Plus, cable and wiring products from Karat.
Nevertheless, some niches still remain open for the Ukrainian manufacturer, Arthur Mkhitaryan believes. For example, windows, plumbing pipes, elevators, internal engineering networks. Here it is too early to completely abandon imports.New trends in the selection of materialsToday, both the buyer and the developer rely on energy efficiency and environmental friendliness. During the construction of new homes, it is planned to install cold and hot water meters, heat metering, multi-zone electricity meters, which makes it possible to reduce costs through rational consumption. Modern technologies of autonomous heating are also used, windows with energy-saving spraying and argon filling are installed.
The availability of certificates of environmental friendliness is no longer a “trick” of individual developers, but has become a necessary component of modern construction. This applies to both building and finishing materials, house building technologies, and number of floors, appearance, and general concept. The trend of "green" certification of not only commercial, but also residential buildings is gaining popularity.Experts are unanimous that the demand for environmental friendliness and energy efficiency will be maintained for many years.
This should certainly entail a corresponding change in building codes. For example, a GOS regulating the energy efficiency of buildings will soon enter into force. It is possible that over time, environmental requirements will also be enshrined in law.
